Truck Accident Update – One of our Maintenance
trucks rolled over on the corner of Sellersville Drive
and Turkey Ridge Road on 8/31 while hauling loads of
fill dirt. Our insurance company is taking care of it.
The cosmetic work has been completed, but now the truck
is in need of mechanical repairs that are most likely
accident related. An additional damage appraisal will
need to be done by the insurance company and hopefully
we will get this truck back before we see any more snow.
Clubhouse Drive Bridge – Last month the Board
approved L. Marki & Son’s bid to remove and replace the
approaching pavement on both sides of the Clubhouse
Drive Bridge. (This will have to wait for spring because
it’s too cold to pave now. The quarry closed around
Thanksgiving.)
Maintenance Update – We are temporarily down to
three Maintenance Men. George recently had hip surgery
and will be out until at least the end of January. When
he does return he will most likely be restricted to
light duty. A temporary position was advertised on the
Craigslist website and I have been reviewing the
applications and resumes. I am requesting the Board
make a motion allowing me to hire temporary help.
Despite being a little short handed the men have been
diligently working on pothole repairs and drainage. So
far the weather has been cooperating, and the long range
forecast is calling for above average temperatures.
Audit – I have been working with the Auditors on
the 2010-2011 audit and expect to have the draft audit
shortly.
Permits – Minor permits that were approved since
the last Board Meeting include:
Section
18 Lot 225- roof (color change); Section 14 Lot 74- roof
(color change); Section 1 Lot 16- tree removal (2 dead
trees);
Revised Bylaws –The Bylaws have been revised to
include the amendments recently approved by the
membership. I have included these in your packet for
review and approval.
Loan – The loan information from ESSA is
included in your binders again as well, along with some
information on a line of credit. I strongly suggest the
board consider one of these options. This Loan would in
no way require an assessment of the membership. While
we do have the cash available for the remaining Bridge
costs, there are other Capital items already approved
but not yet executed such as outdoor pool resurfacing
and Clubhouse Drive Bridge paving.
